Eligibility

To be eligible for Down Payment Assistance, a borrower must meet several qualifications. 

  • Be able to contribute $1,500 of their own money at the time of closing.

  • Income cannot exceed 150% of Area Median Income (AMI). View chart.

  • Must be a first-time homebuyer or have not owned a home in the previous three years.

  • The sales price of the home must not exceed $250,000.

  • The home purchased must be located in one of the five neighborhoods shown below.

To qualify for the Down Payment Assistance program, your income, based on household size, must not exceed 150% of the Area Median Income (AMI).

How to apply

Must provide for consideration:

Pre-Qualification Letter

A pre-qualification letter from a mortgage lender located in Greene County (fixed-rate mortgage only).

The completed First-Time Home Buyer Certification form.

The completed Household Income Certification form.

Residential Sale Contract

A residential sale contract on the house you wish to buy.

Once a residential sale contract is signed, the borrower must provide Restore SGF with the exact address of the house to reserve funds and determine if the property is located in one of our five selected neighborhoods.

Upon loan approval, the lender will notify Restore SGF of the closing date and the location of the closing agent, title company, or bank for check delivery.

 

Restore SGF will file a deed restriction on the title, requiring repayment of the $9,000 grant if the property is sold within the first five years. After five years, no repayment is required.

We are currently collaborating with private employers and foundations to explore the possibility of additional grant money for this same Down Payment Assistance Program.
